About this demonstration
An AgentKit demonstration. Agency, properties, people and testimonials are fictional.
This site shows the kind of bold, modern website AgentKit builds for a challenger estate agency: a look of its own, the tools up front, and every home with a full page of its own. To show that without using a real agency's name or a real family's home, everything about Gert is invented. A few things are real, and they are listed below with their sources.
Invented for this demonstration
- The agency
- Gert, its name, its wordmark (set in the Bricolage Grotesque typeface), its shop on Church Road, its fee, its opening hours and its history since 2023. "Gert" is Bristol slang for "very". No estate agency of that name trades in Bristol; we checked before using it. The phone number is from Ofcom's range kept for drama, and the email address ends in .example, which can never receive mail.
- The homes
- All 9 homes for sale and the six sold homes: their prices, descriptions, room sizes, floor plans, energy ratings, leases and material information. The streets are real streets in BS5, but no house on them is described, none of these homes exists and none is for sale.
- The photographs
- Every photograph of a home, a room, a person, the painted terraces and the shop was made with an image generator, for this demonstration or for AgentKit's other invented agencies. No real home, room or person is shown.
- The people
- Femi Adeyemi, Holly Price, Jas Bains and Rosa Moreno, their portraits and their words.
- The testimonials, the texts and the sales record
- The four testimonials are examples written for this demonstration, and say so where they appear. The thread of texts on the home page shows how an agency like this might keep a seller informed; it is not a real sale. The sold homes are a sample record.
Real, and where it comes from
- Sold prices
- Every figure on the first screen, in the price answer, on the selling page and beside the five places comes from HM Land Registry Price Paid Data, standard sales (category A) registered in the last twelve and twenty-four months: sales registered 29 October 2024 to 29 October 2026, read on 29 October 2026, by postcode sector. Where a place had too few sales of a kind, the answer widens to its neighbours within a mile and says so. Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.
- The places
- Easton, Barton Hill, Redfield, Whitehall and St George, all in Bristol BS5, and where they are on the map. The streets and the landmarks named (Church Road, the Bristol and Bath Railway Path, St George Park, Eastville Park, Troopers Hill) are real. Maps on the property pages are from OpenStreetMap.
- Buying costs
- Stamp duty on the property pages uses England's rates from 1 April 2025, with first-time buyers' relief. The mortgage repayment is an illustration at an example rate you can change, not advice.
- The light
- Where the sun reaches a garden through the day and the year is worked out from the home's position with NOAA's formulae, to within about a degree; trees and neighbours are not counted.
What the forms do
- Booking a valuation ends on "Demo request complete". Nothing is sent, no appointment is made, and the screen says what a real site would do next.
- Asking for a viewing, asking a question and "Email me this home" end the same way. Saving a home keeps it on this device only.
- The search reads the 9 invented homes in the page; nothing you type leaves it.
