About this demonstration

An AgentKit demonstration. Agency, properties, people and testimonials are fictional.

This site shows the standard of bespoke website AgentKit builds for estate agencies: the design, the property pages and the tools working with a full set of homes. To show that without using a real agency's name or a real family's home, everything about Oak & Co is invented. A few things are real, and they are listed below with their sources.

Invented for this demonstration

The agency
Oak & Co, its name, its wordmark (set in the Cormorant Garamond typeface), its office at 17 River Street, its history since 1987 and its figures. No agency of that name trades in Truro; we checked before using it. The phone numbers are from Ofcom's range kept for drama, and the email address ends in .example, which can never receive mail.
The homes
All 10 homes for sale and the six sold homes: their names, prices, descriptions, room sizes, floor plans, energy ratings and material information. None of them exists and none is for sale.
The photographs
Every photograph of a home, a room, a person or the office was made with an image generator for this demonstration. No real home, room or person is shown. The Fal at Malpas and the Truro street are generated too, though the places are real. The walk-round film is made from those photographs.
The people
Philippa Oakes, Tom Penrose and Martha Rowse, their portraits, their words and their phone numbers.
The reviews and sales record
Every review, the 4.9 rating from 64 reviews, the sold homes and their prices, and the numbers on the About page. They show how a real agency's own reviews and sales would appear, word for word and with their source.

Real, and where it comes from

Sold prices
Every figure the price answer gives, and the ranges on the home page and the selling page, comes from HM Land Registry Price Paid Data, standard sales (category A) registered in the last twelve and twenty-four months: sales registered 9 October 2024 to 10 October 2026, read on 10 October 2026. Where a village had too few sales of a kind, the answer widens to its neighbours and says so. Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.
The places
Truro, Probus, Tregony, St Mawes, Ladock and Feock, and where they are on the map. Maps on the property pages are from OpenStreetMap.
Buying costs
Stamp duty on the property pages uses England's rates from 1 April 2025. The mortgage repayment is an illustration at an example rate you can change, not advice.
The light
Where the sun reaches a garden through the day and the year is worked out from the home's position with NOAA's formulae, to within about a degree; trees and neighbours are not counted.

What the forms do

  • Arranging a valuation ends on "Demo request complete". Nothing is sent, no appointment is made, and the screen says what a real site would do next.
  • Asking for a viewing, asking a question and "Email me this home" end the same way. Saving a home keeps it on this device only.
  • The search reads the ten invented homes in the page; nothing you type leaves it.
