Selling with us

A period home deserves to be sold by someone who has walked it.

We sell about forty homes a year between Truro and the Roseland, and one of the two partners values every one. Here is how we do it, what it starts from, and what you would need.

Arrange a valuation

  1. 01One of us at every viewingNever a key left under a pot.
  2. 02Photographed in good lightWe wait for the weather, and for the garden.
  3. 03A written valuationWith the sales we used, in a letter you can keep.

Before you ring anyone

What homes like yours have really sold for.

Choose the kind of home and the place. The answer comes from sales registered with HM Land Registry, so it is what buyers actually paid, not what agents asked.

Sales registered with HM Land Registry: sales registered 9 October 2024 to 10 October 2026, read on 10 October 2026. Real figures, in a demonstration; the agency is invented. A range is not a valuation: condition, space and the garden move a figure either way.

How we sell a house

How a house goes through our hands.

Tregenna Farmhouse came to us in September. This is what happened before anyone saw it online, and it is what happens to every home we sell.

  1. 01

We walk it with you, boundary and all.

Tom comes to the house. He walks every room and the land with you, and asks what you love about the place, because that is what the next owner will want to hear. Nobody mentions a figure on the doorstep.

The first visit: about an hour and a half, and the boundary walked.
  2. 02

A figure in writing, with the sales behind it.

Within two days you have a letter: our figure, the sales we used to reach it, and why your home sits where it does among them. The market tells us where usual homes sell; the visit tells us what yours is.

    Oak & Co · 17 River Street, Truro, TR1

    Dear Mr and Mrs Pascoe,

Detached homes in and around Ladock have usually sold for £323,000 to £490,000 over the last two years: 32 sales registered with HM Land Registry.

Tregenna is not a usual home. Six acres, the barns with their consent and a listed farmhouse put it in a different market, which is why we went to see it before writing to you.

Our figure is £1,250,000, and the six sales we used are overleaf.

  3. 03

Photographed when the light is right.

We choose the day by the weather and each room by the hour: the kitchen in the morning, the garden in the evening. A whole day for a house like this, never twenty minutes between appointments.

  4. 04

    Every room measured and drawn.

The room sizes, the floor plans and the energy certificate all come from one set of measurements, so the details never disagree with each other, or with the house.

Then it goes on the market, properly.

Its own page on our website, not a listing squeezed into a portal's template: every photograph, room by room, the plans and the film, what it would cost to buy, and a viewing asked for in three taps. Buyers arrive already knowing the house.

What you would need.

Proof of who you are
Photo identification and a recent bill, for the money laundering checks every agent must make.
Proof the home is yours
We can find the title on the Land Registry ourselves; if there is a mortgage, the lender's name.
An energy certificate
If yours is more than ten years old we arrange a new one before the home goes on the market.
The answers buyers will ask for
Heating, drainage, broadband, any work done and its paperwork. We send a short list after the valuation and put your answers on the home's page.
For a listed home
Any listed building consents for work done, and anything the conservation officer has written to you.

17 River Street: come in first, if you would rather talk before we visit.

Selling

We'd be glad to come and see it.

Tom or Philippa will walk the house and the boundary with you, then write with a figure and the sales behind it. Choose a day here; we ring to confirm.
