What an estate agency website costs in the UK.

Most companies in this market will not print a price. Here is every published figure we can find, with a link to the page it came from, so you can see where a quote sits before you ask for one.

Three ways to buy, and what each really costs

Rent a template, £0 to £200 a month

The build is cheap or free and you pay a monthly licence. It is quick, it works, and it is the right answer for a new agency finding its feet. Two things to check before you sign. The agreement is usually two or three years, so the real price is the monthly figure times thirty six. And the site is a platform you are renting: if you leave, you leave without it.

Buy a template, £1,250 to £4,400

A one off fee for a design that other agencies also have, usually with hosting, the property feed and a maintenance plan charged on top. Read what the extras add up to before comparing it with anything else. The design is chosen from a set, so the honest question is whether your agency looks different to the one down the road, or only different to the one in the next county.

Commission a bespoke site, £8,600 to £30,000

Designed and written for one agency. This is where the money goes into the things a template cannot sell you: the way a vendor is taken from curious to booked, how property is shown, how fast it loads, and how it reads to somebody deciding which of three agents to let into their house. Their own numbers bear the range out: PropertyStream put their work at £1,600 to £30,000, and The Property Jungle start bespoke at £8,625 plus VAT.

The question nobody asks until it is too late

Not what does it cost. What does it cost to leave.

Homeflow, to their credit, publish it plainly: agreements are "usually for two years for a template design, and three years for a bespoke build", at from £169 per branch per month. So a three branch agency on a bespoke build is committed to roughly £18,000 over three years, and at the end of it the website is still theirs to rent rather than to keep. Open another branch and the monthly figure goes up again.

That is not a scandal, it is a business model, and it buys real support. But it should be compared with the alternative honestly, and most comparisons never get that far because the numbers are not published side by side.

Ask three questions of any quote: how long am I tied in, what happens to the site if I leave, and does the price go up when I open another branch.

Who owns whom

Worth knowing when you are gathering quotes, because the shortlist may be shorter than it looks. nurtur group owns Starberry, The Property Jungle, Yomdel and LeadPro. Zoopla, through Houseful, owns the old TechnicWeb, now Zoopla Websites. Spectre belongs to Street Group, alongside the Street CRM. Reapit and Dezrez do not build websites at all: Dezrez points its customers at Homeflow and The Property Jungle.

What we charge

From £10,000, half on agreement and half on completion. The first year of hosting is included. After that it is £99 a month, which covers hosting and any changes you want made, and you can stop it whenever you like. The website is yours. The full detail is on the pricing page.

We build one agency per patch. If we are already working with an agent in your town we will say so on the first call rather than waste your time.

And if the honest answer is that you need a £2,000 site next month, we will tell you that too, and point you at the people who do it well. It is a better use of both our mornings.

Common questions

How much does an estate agency website cost in the UK?

Anything from nothing to about £30,000. Some providers give the build away and charge a monthly licence instead, usually on a two or three year agreement. Paid templates run from roughly £1,250 to £4,400. A genuinely bespoke site starts around £8,600 and runs to £30,000 for a multi branch agency with a large property search. AgentKit builds bespoke only, from £10,000.

Why are some estate agency websites free?

Because you are renting the platform rather than buying a website. The build is given away and the money is made on the monthly licence, which usually runs on a two or three year agreement. It is a reasonable deal if you want a site next week and do not mind looking like the other agencies using it.

Is a bespoke estate agency website worth it?

Only if the website has a job. If it is there so the agency has an address, a template is enough and we will say so. If it is meant to win instructions from vendors who are comparing three agents on a phone at night, then design, speed and the valuation journey are the product, and a template cannot give you those.

What should I watch for in the small print?

Three things: the contract length, whether the monthly fee is hosting or a platform licence you can never stop paying, and what happens to the website if you leave. Ask who owns the design and whether it can move with you.
