Websites for estate agents, designed to win instructions.
We design and build bespoke websites for estate and lettings agents in the UK, and nothing else.
- Built to book valuations. A vendor goes from curious to a time in your diary.
- From £10,000 plus VAT. First year of hosting included, then £99 a month plus VAT if you want it.
- Yours outright. No multi year agreement, and one agency per patch.
What design means here
Most people hear "design" and think of how a site looks: the colours, the photographs, the type. That matters, and agents are right to judge on it, because vendors do.
But on an agency website, the design that earns money is the order things happen in. Who arrives, what they see first, what they are asked to do next, and how few steps it takes to put a valuation in the diary. Most agency sites never answer those questions, which is why the usual template looks busy and books so little.
A good looking site that books nothing is decoration. We design the route from curious to booked, then make it look like the best agent in town.

What a project includes
- Designed from a blank pageNo theme, no template, no kit of parts. The site looks like your agency and nobody else's.
- Written, not filled inEvery word written for your agency and your patch, in a voice a vendor would trust.
- A valuation journey, not a valuation formA few easy steps, something useful given back along the way, and a real day and time at the end instead of "we will be in touch".
- Property search fed by your CRMListings come through from your property feed, so the website always matches the office.
- Listings that do the home justiceBig photographs, clean detail, and one obvious next step on every property.
- Local pages for your patchPages for the towns and postcodes you intend to own, with real local substance, so the agency turns up when somebody searches the area and not only the name.
- Fast on a phoneDesigned for the thumb first, and quick on a poor signal at eleven at night, which is when vendors compare agents.
- Built to be found and namedClean structure, plain facts and the details that search engines and AI assistants read, built in from the start rather than added later.
Who it suits, and who it does not
It suitsAn agency that wins on its reputation
You want the website to carry that reputation to vendors who have never met anyone in the office. One office or several, sales, lettings or both.
It also suits an agency that has outgrown its template, or is paying a monthly licence for a website it will never own.
It does not suitA new agency that just needs to be online
If the budget is small and the priority is simply being online, a template on a monthly licence is the sensible answer, and we would rather say so now than on a second call. The companies that do that are on our comparison page, including where they are the better choice.
And we build for one agency per patch. If we are already working with an agent in your town, we tell you on the first call.
How a project runs
- 01
Discovery
We learn your patch, your competitors and how you actually win instructions. You know where you sit in the price range before you commit to anything.
- 02
Design
Two directions, one chosen, then every page designed before a line of code is written.
- 03
Build
Hand built, connected to your CRM, and tested on real phones.
- 04
Launch
We handle the switch from your old site, pointing every address search engines already know at its new home.
- 05
After launch
Hosting and changes, or Patch Builder if you want to keep taking ground in the patch.
What it costs
Plus VAT, half on agreement and half on completion. One office and one patch sits at the bottom of the range. More branches, lettings as well as sales, or other systems to connect move it up.
The first year is included. Any changes you want made. Thirty days' notice, no minimum term.
Hosting and changes included, plus a new local page for your patch every month.
When the site launches, it is yours. The only thing keeping you with us is whether the work is any good.
A lot of this market is rented rather than bought: a monthly licence, sometimes on an agreement that runs for years, and a website that never becomes yours.
Ours is the other way round. The monthly is optional, you can stop it with thirty days' notice, and you can take the website to another host whenever you like.
What agents ask us
How much does a bespoke estate agent website cost?
With us, from £10,000 plus VAT. Where a project sits in the range depends on branches, lettings and what it has to connect to, and you know before you commit.
Do you only design websites for estate agents?
Yes. Estate and lettings agents in the UK, and nothing else. Every decision on the site is made around one question, how a vendor chooses an agent, and that only works if it is the only question we are answering.
Will the website work with my CRM?
Most agency CRMs can send listings to a website through a property feed, and the site is built to take it, so the website is never out of step with the office. If your CRM provider charges for the feed, we tell you before you commit.
Can you redesign my existing website?
We rebuild rather than reskin. The design starts from a blank page. What carries over is whatever is worth keeping: your words, your photographs, and the addresses search engines already know, each one pointed at its new home.
Tell us about the agency. If it is not a fit, we will say so quickly.
