The three kinds of company on this list
Builders. You make the site yourself from a set of blocks, it is cheap or free to start, and the money is in the monthly. Spectre is the clearest example: zero setup fees, and the ongoing figure quoted on a call.
Template providers. You pick a design and it is made yours: logo, colours, copy, your property feed. Webdadi, The Property Jungle and the lower tiers of PropertyStream and Homeflow all live here. Fast, proven, and somebody else has the same one.
Studios. One site designed and written for one agency. The top tiers of the others, and us. Slower, several times the price, and the only version where the website is genuinely yours.
Where each one is the right answer
Honestly, most agencies do not need what we sell.
- You need a site this month and have almost no budget. Webdadi's free tier or Spectre. Get something live, come back to it when the agency is bigger.
- You want it looked after and you are not precious about the design. A template from The Property Jungle or Homeflow. Check the total over the term, not the monthly.
- You want marketing as much as a website. Starberry sell lead generation, and the site is one part of a wider programme.
- You want one supplier for the CRM and the website. Spectre if you are on their CRM, or ask your CRM who they partner with. Dezrez, for instance, name Homeflow and The Property Jungle as theirs.
- You want a website that wins instructions, and you will spend to get one. That is us, and the top tier of the bigger firms, who will quote for bespoke work too.
Where we lose
If we are the wrong answer, here is how you will know, from us rather than from them.
- Speed. A template can be live in days. We take weeks, because the work is the thinking, not the assembly.
- Price. From £10,000 against £1,250. If the site only has to exist, that gap is not worth paying.
- Scale of support. The bigger platforms have support desks and product roadmaps. We are a small studio, and you deal with the person who built it. That cuts both ways.
- One agency per patch. If we are already working with an agent in your town, we cannot take you on, and one of the others can.
Who owns whom
Worth ten minutes before you gather quotes, because a shortlist of four can be a shortlist of two. nurtur group lists Starberry, The Property Jungle, Yomdel, LeadPro, BriefYourMarket and KnowYourMarket among its brands.
None of that is a criticism. Groups bring money and staying power. But if you want three genuinely independent opinions, check the ownership first.
The three questions to ask all of us
- How long am I tied in? Homeflow publish theirs plainly, at two years for a template and three for a bespoke build. Most of the others do not publish a term at all, which means asking.
- What happens to the site if I leave? On a licence you usually leave without it. Ask whether the design and the content come with you.
- Does it go up when I open another branch? Per branch pricing is normal in this market and it grows with you, which is fine as long as you saw it coming.
